If your purchase is a new build purchase, we reserve the right to add £250 plus VAT to the cost listed above as there is considerable more work to be done on a new build purchase which involves more time being spent on your file.
A buyer puts down a deposit of at least 5% on a new-build property and the government lends up to a further 20% - or 40% if you’re in London.
We will review the documents received from the loan provider and report on the terms of the Help to Buy Mortgage to both you and the lender. We reserve the right to add an additional £500 plus VAT to the cost listed above
If your Lease is defective and you require a Deed of Variation drawn up to rectify the defect we reserve the right to charge an additional £350 plus VAT to liaise with the Landlord’s Solicitors and then complete and register this at the Land Registry.
This type of ISA is used to provide a top up bonus on the savings of 25% to assist towards a purchase. We reserve the right to add £50 plus VAT per ISA for the administration of this during the transaction.
TheLifetime ISA is designed to help you save for your first property or for your retirement. We reserve the right to add £125 plus VAT per LISA for the administration of this during the transaction.
Where there is a Company Purchase requiring a mortgage, the mortgage lender will require that we answer a lot of special condition requirements in their mortgage which could include full Company documentation and minutes and registration of a Legal Charge at Companies House. This will involve us in additional time spent on the file and we reserve the right to charge an additional £200 plus VAT.
Direct negotiation with Landlord
If you are extending your lease by direct negotiation with the Landlord we will charge £750 plus VAT to deal with the approval of the Lease Extension document, getting consent of any Lender and completion and registration at the Land Registry.
Section 42 lease extension route
If you extend your lease via the statutory route, we will charge £500 plus VAT for the preparation of the S42 notice PLUS £750 plus VAT for the approval of the Lease Extension document, getting consent of any Lender and completion and registration at the Land Registry.
If you are requiring a Transfer of Equity then if there is a mortgage on your property you will need to get the consent of any mortgage Lender. We will charge £550 plus VAT with NO mortgage OR £650 Plus VAT WITH a Mortgage.
If Personal Guarantee advice is required for the Directors of a Company Borrower then this advice is no included in the above. We can provide a separate quote for this should it be required. Please contact us.
