Residential Conveyancing Prices

Our prices cover all of the work* required to complete the sale and/or purchase of your home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

These are our prices. Additionally you have to pay disbursements which are also set out below.

Newbuild Purchases +

If your purchase is a new build purchase, we reserve the right to add £150 plus VAT to the cost listed above as there is considerable more work to be done on a new build purchase which involves more time being spent on your file.

Help to Buy Mortgages (Help to Buy Equity Schemes) +

A buyer puts down a deposit of at least 5% on a new-build property and the government lends up to a further 20% - or 40% if you’re in London.

We will review the documents received from the loan provider and report on the terms of the Help to Buy Mortgage to both you and the lender. We reserve the right to add an additional £500 plus VAT to the cost listed above

Deed of Variation +

If your Lease is defective and you require a Deed of Variation drawn up to rectify the defect we reserve the right to charge an additional £350 plus VAT to liaise with the Landlord’s Solicitors and then complete and register this at the Land Registry.

Help to Buy ISA +

This type of ISA is used to provide a top up bonus on the savings of 25% to assist towards a purchase. We reserve the right to add £50 plus VAT per ISA for the administration of this during the transaction.

Lifetime ISA +

TheLifetime ISA is designed to help you save for your first property or for your retirement. We reserve the right to add £125 plus VAT per LISA for the administration of this during the transaction.  

Company Purchases +

Where there is a Company Purchase requiring a mortgage, the mortgage lender will require that we answer a lot of special condition requirements in their mortgage which could include full Company documentation and minutes and registration of a Legal Charge at Companies House. This will involve us in additional time spent on the file and we reserve the right to charge an additional £200 plus VAT.

Lease Extensions +

Direct negotiation with Landlord
If you are extending your lease by direct negotiation with the Landlord we will charge £750 plus VAT to deal with the approval of the Lease Extension document, getting consent of any Lender and completion and registration at the Land Registry.

Section 42 lease extension route
If you extend your lease via the statutory route, we will charge £500 plus VAT for the preparation of the S42 notice PLUS £750 plus VAT for the approval of the Lease Extension document, getting consent of any Lender and completion and registration at the Land Registry.

Transfers of Equity +

If you are requiring a Transfer of Equity then if there is a mortgage on your property you will need to get the consent of any mortgage Lender. We will charge £550 plus VAT with NO mortgage OR £650 Plus VAT WITH a Mortgage.

These are payments related to your matter which are payable to third parties such as Land Registry fees. We pay such payments on your behalf. These include:

Purchase

  • Searches from £100 (these vary from Council to Council geographically)
  • Bankruptcy Search £2 per name
  • Land Registry Search £3 per name
  • Land Registry Title and Plan £6.00 per title
  • Land Registry Registration fee please visit the Land Registry Website
  • Stamp Duty Land Tax please visit the HMRC website
  • Stamp Duty Land Tax if the property is in Wales the Welsh Revenue Authority
  • Companies House fee £23 currently or please visit the Companies House website

Leasehold Purchase

  • Notice of Transfer/Charge as set out in lease/management pack but commonly from £50-£200 plus VAT per notice –the Transfer and Charge are treated as individual fees payable even if they are on the same notice.
  • Deed of Covenant Fee if this is a requirement in the Lease. Thee is charged by the management company/managing agent and is estimated to be £200 plus VAT.
  • Certificate of Compliance fee if this is a requirement in theLease. Commonly this is £150 plus VAT charged by the management company/managing agent.
  • Share Certificate Issue Fee if this is a requirement – charged by the Landlord/Managing Agent from £50 plus VAT.

Disbursements

  • Land Registry current title download - £6 to £15

Leasehold Sale

  • Land Registry Office Copy of your Lease - £3.00
  • Leasehold Service Charge Pack – from £150 plus VAT depending on how much the Agent charges.
  • Leasehold Ground Rent Pack – from £150 plus VAT depending on how much the Agent charges.

* Work: The above quotation is based on a straightforward transaction and that no unforeseen matters arise. If you have more than one managing agent it follows that there may be additional fees.

Items which could increase our prices including for example (but not limited to):

  • a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction;
  •  if leasehold purchase this this is the assignment of the existing lease and is not the grant of a new lease;
  • the transaction is concluded in a timely manner with no unforeseen complications arising;
  • all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation;

  • Shared ownership transaction;
  • If another solicitor is appointed to act for your lender this will attract a further £100 plus VAT charge;
  • prioritisation of your transaction necessitated by a quick completion/reduced transaction time.

  • Leasehold extension with mortgage £600 plus VAT.
  • Completions at short notice where exchange and completion occur in less than 5 working days we reserve the right to add an additional £150 plus VAT to our original quote as we have to prioritise your transaction.

Some cases can be substantially more complex or have unexpected issues. In those instances additional fees may be payable. Details will be provided if and when they arise and we will agree any additional fees with you first.
