Commercial Property

The Property department is one of the most experienced in the South East.

Headed by Alex Mitchell, the department is retained by clients in the retail, office, industry, investment, leisure and development sectors. A high proportion of clients are national and City of London based and includes listed Public Limited Companies, private companies and high net-worth individuals.

Our team provides a thorough, cost effective and proactive service to clients. We work hard to understand your business priorities and give the very best advice possible, whilst liaising with other professionals – surveyors, agents, architects and accountants. All members of the stevensdrake commercial property team have considerable landlord and tenant experience and can advise on the granting and taking of business leases, as well as the operation of the Landlord and Tenant Acts.

Business space

stevendrake advises operators and investors on freehold acquisitions, disposals, portfolio management; issues relating to the Landlord and Tenant Act and leasehold dilapidations across both office and industrial sectors. We look at all aspects of any transaction and have expertise with reference to environmental planning and funding issues.

Retail property

We act for chains in the acquisition and disposal of retail units across the UK, in both shopping centres and high street locations. Experience enables the team understand the demands of both landlord and operator, making for a smooth and practical path to deals being done.

Leisure property

stevensdrake has extensive experience and contacts in the pub, restaurant and hotel sector, acting for buyers and sellers. The team is regularly instructed by major pub companies and is used to dealing with the different forms of leases in the pub sector, using that specialist knowledge to advise on the different requirements and procedures laid down by each landlord.

Development

stevensdrake act for residential and commercial developers across the UK. From initial site-acquisition – including options and conditional agreements – to build out and disposal, as well as related funding issues. Our team will work with you and your project staff to advise on design and construction contracts, thus ensuring that you can rely on an all encompassing service.

Care homes

Buying or selling a care home is a complicated business, and we have expert knowledge in corporate, property and employment law to ensure that the transaction happens as efficiently as possible. We understand the requirement to proceed quickly with these transactions as care home opportunities attract significant interest.

In addition to dealing with the transaction documents, our specialists will also check the business out and provide details on the contracts, employees and any past disputes which are of concern. Our employment specialists will also guide you through the requirements of the Transfer of Undertakings (TUPE) Regulations.

Whether you are selling your Care Home as a private individual or as a limited company, we will provide a complete and cost effective service.

We can also help you whilst you operate your care home business, and build it for the future. This may involve operation or management agreements, refinancing, dealing with employment and regulatory issues, and resolving disputes.

Secured lending

stevensdrake is retained by leading UK lenders to deal with secured funding requirements across all sectors.

Client Feedback

We are delighted to have assisted BN Care Group with its acquisition of Barton Place Nursing Home. We worked closely with Brachers LLP in order to ensure and achieve a seamless yet efficient and effective outcome, whilst providing comprehensive and tailored support/advice. We would like to congratulate BN Care Group on another successful acquisition and look forward to the next.

BN Care CEO Wade Newmark released the following statement regarding the acquisition:

"I am delighted to announce that BN Care Group completed the acquisition of Barton Place Nursing Home on Friday. Barton Place is registered to provide accommodation for up to 42 people who require nursing and personal care. The home specialises in caring for people living with dementia and mental illness, and focuses on high acuity residents. Located just outside of Exeter city, the home is an important addition to our long-term goal of building a group providing high quality care to higher needs residents. Along with our sister home at Hay House, this makes us a leading provider in the area for dementia and mental illness. I thank stevensdrake for your incredible hard work these past months to get us over the line with Barton Place. Your team could not have been more helpful." BN Care CEO Wade Newmark
“The whole process of my commercial lease renewal was easy and trouble free. My bill was actually less than the estimate”
“stevensdrake were extremely helpful and efficient”
“It is beyond refreshing to work with a counter-party and its solicitor who are as trusting as they are able to take sensible commercial views on issues arising in the best interests of completing the transaction”
"I would like to express our grateful thanks for the support you have given over the past months in connection with the sale of the Bishopric property. We know you have had to "go the extra mile" on our behalf to complete the transaction."
